Sydney Water, Sydney: We were appointed to prepare the financial analysis and business case for the consolidation of the operating requirements into a 6,000 square metre office and 5,400 square metre warehouse development in Potts Hill, Sydney. The business case focused on delivering business priorities, operating efficiency gains and the ability to release capital tied up in the under-developed site. The consolidation permitted the release of land in excess of 20 hectares for disposal. Additional advice on the joint venture development arrangements with Landcom, was provided by modelling the development feasibility to establish the financial risks and expected returns. This analysis assisted in preparations for negotiating the development arrangements for the surplus land.

 

 

NSW_Housing

Department of Housing, New South Wales: Property Beyond was appointed to provide independent advice on the financial viability and business case of the re-development master plan for the Minto Estate in Western Sydney. This project included making assumptions related to retaining existing housing stock as well as the development of new public housing as well as significant new residential stock for sale into the private sector to support the funding requirements. In this process it was planned to undertake significant relocations, increasing the development yield of housing stock and the acquisition of additional properties in neighbouring estates. We also provided independent advice on the terms of the joint venture development agreement as proposed by Landcom, including aspects such as development fee structures, risk transfer mechanisms and proposed profit-sharing arrangements.

 

 

UTS_Logo

University of Technology Sydney, New South Wales: Assisted UTS to determine the optimum outcome for the development of the Haymarket campus in Sydney. This project included considering various development scenarios on two sites, the location of various faculties and/or owned commercial operations into the buildings as well as the various financing mechanisms. The financial analysis over a twenty year period provided the comparative financial merits of seven different scenarios considering the cash flow, profit and loss as well as balance sheet impacts.

 

 

Caltex_Logo

Caltex, Sydney: Property Beyond were appointed to assist Caltex to prepare the financial analysis and business case for the relocation of their head office from MLC Centre to 2 Market Street, Sydney. The business case for the 8,0 00 square metre new office accommodation was structured to meet internal corporate CPDEP requirements based on  business priorities, operating efficiency gains and various proposed rental structures.

 

 

OSR_Logo

Office of State Revenue, New South Wales: Property Beyond was appointed to prepare the economic and financial appraisal in supporting the business case for the possible consolidation and relocation of the OSR offices in Parramatta, Maitland and Newcastle. The overall office requirements included approximately 12,500 square metres in Parramatta and 4,000 square metres in the Hunter Region. The business case was based on the NSW Treasury requirements considered various co-location and decentralised options including all costs and risks covering rent and outgoings; fit-out; redundancies; training;  and IT related costs.
