
Origin Energy, Melbourne: Property Beyond has recently managed the consolidated lease procurement of approximately 24,000 square metres in Melbourne. The consolidation strategy resullted from a major impending lease expiry and having offices in a number of properties and is expected to provide significant operating benefits to Origin. The relocation into a retro-fitted building on the periphery of the Central Business District is one of the largest lease transactions in Melbourne in recent years.

Red Cross Society, Sydney: Provided transaction advice to the Australian Red Cross regarding their Sydney offices and the potential disposal of this well-located property asset. The property provided specialised medical facilities for the Red Cross Blood Services and Red Cross Society’s own requirements. The advice to the Red Cross also included strategies for their own future occupancy needs, undertaking property vendor due diligence and considering various approaches for the disposal process in order to achieve the maximum price and the appropriate relocation.

Origin Energy, Brisbane: We managed the leasing strategy and procurement of 12,000 square metres accommodation requirement for Queensland. Based on the rapid growth in the region Origin had previously been located in a number of properties with varying lease termination dates. This new lease in a development on the periphery of the Brisbane commercial district, has provided accommodation for medium term needs and is structured to meet projected longer term requirements.

Department of Environment, Water, Heritage and the Arts, Canberra, ACT: Appointed to assist DEWHA in their pre-commitment negotiations as the major tenant for a new development in Canberra for up to 35,000 square metres. One of the key components of the accommodation negotiations relates to the environmental performance of the proposed building and the management of the landlord and tenant obligations in terms of a ‘Green Lease’. Our key inputs were supporting DEWHA's engagement with the industry players to achieve optimal commercial terms and the building performance finalisation of the Agreement to Lease and pro-forma Lease Agreement.

Innovation Campus, University of Wollongong: We assisted the University of Wollongong with an Expression of Interest process to identify appropriate developers, to undertake new commercial developments for appropriate users in the Innovation Campus. The primary business reasons for companies locating to Wollongong include lower costs of real estate, availability of skilled resources and the other complementary research programs.
